Understand zoning before ever making a purchase

Are you looking into commercial real estate in Fort Collins, Colorado? Whether this is the first time you’ve purchased this type of land or the 100th time, it’s always important to check the most recent zoning regulations. Be sure that you know how the zoning works in your area and if any changes have been made over the years.

In some ways, this is even more important to do if you’ve been buying land for a significant amount of time. Never assume that things are still set up the way that they were five or ten years ago. Always check so that you know before you buy.

If you purchase a property that is zoned incorrectly for your purposes, you may not be able to use it as intended. The three major zones are residential, commercial and mixed-use. Sometimes, areas are zoned so that they can be used as either commercial or residential properties, even if specific buildings are not mixed use.

In some cases, zoning can be changed. You can ask for the overall zoning to be altered in many places, or, if the city won’t do that, you can get special permits that may allow you to use the property in a way that is not permitted by the zoning regulations. Rather than seeking alterations and permits, though, it really pays to ensure that you know the legal side of things up front.
